The following services are provided as part of your property management agreement: Marketing Your property is advertised to the public & co-operating brokerage firms through the MLS, various print mediums, military housing offices, yard signs and the internet. Private showings of your property are scheduled with prospective tenants. Leasing Applicants are thoroughly screened prior to executing a rental agreement. Screening includes reviewing credit reports, verifying income/employment and obtaining references. Your lease is negotiated and completed. Digital photographs are taken and move-in/move-out inspections are conducted. Periodic inspections are scheduled as necessary. Rent Collection/Accounting Rents are collected and monthly/year end property owner statements are sent out. IRS Form 1099 is provided. Bills are paid, as appropriate, from gross rents received and direct deposits are made via electronic funds transfer to your account. Security & pet deposits are collected and accounts maintained. Maintenance Your repair allowance is used to perform preventative maintenance and minor repairs as necessary. Only reputable, licensed, bonded and insured contractors are hired. Your approval is required for repairs exceeding the agreed upon allowance, normally $250. Legal Proceedings Collection for NSF checks, five day notices, unlawful detainers, court proceedings and evictions are services performed as necessary.
